Inspect

Visually inspect accessible roof areas, penetrations, pipe boots, pitch pans, flashings, sealants, curbs, transitions, drains, scuppers and observable surface conditions.

Document

Provide before/after photos, a service record and a Green / Yellow / Red roof condition rating based on observable conditions during the visit.

The recurring service is designed to establish a consistent maintenance and documentation routine. Larger roofing repairs are outside the monthly service scope and are separately reviewed, authorized and billed.

Roof Condition Reporting

Each report uses a Green / Yellow / Red condition rating based on observable conditions at the time of service.

Green — Good

No observable maintenance deficiency requiring attention identified during the visit.

Yellow — Monitor / Preventive Maintenance

One or more observable conditions should be monitored or addressed through preventive maintenance.

Red — Repair Recommended

One or more observable conditions warrant corrective action, repair or further evaluation.

Useful maintenance records.

Monthly service includes before-and-after photos and a service certificate / roof condition report that can be retained with property maintenance records and shared with property management or insurance professionals when useful.

Reports describe observable conditions during the service visit. They are not engineering reports, moisture surveys, warranty certifications or guarantees against concealed conditions or future leaks.
